Searching the Real Estate Portal

Open realestate.alleghenycounty.us and search by street address or by parcel ID. The county calls the parcel ID a Lot and Block number. It’s a sixteen-digit identifier unique to every piece of land in the county, and it stays the same even when the property changes hands or the street is renamed.1Allegheny County Treasurer Office. e-Payments and e-Billing If you don’t know your parcel ID, look at a previous tax bill or your deed.

The search returns a list of matches. Selecting a property opens a profile with tabs covering general property information, tax bills, payment history, and assessment details. Each tab pulls from a different county database, so a current balance and a three-year-old payment sit a click apart.

Reading the Record

The number that drives everything is the assessed value. Allegheny County’s assessed values reflect the 2012 base year, meaning what the property was worth as of January 1, 2012. The county has not conducted a reassessment since 2013.2Allegheny County, PA. Property Assessments The record splits that value into land and building portions. The combined figure is what gets multiplied by millage to produce your tax bill.

One mill is one dollar of tax per $1,000 of assessed value. Your municipality and school district bill separately on their own millage rates and schedules.

The record also shows any exemptions applied to the parcel. The most common is the Homestead Exclusion under Pennsylvania Act 50, which reduces the assessed value of a primary residence by $18,000 for the school district portion of the bill.4Allegheny County, PA. The payment history section shows whether current taxes are paid or delinquent, plus any outstanding balance and penalty amount.

When You Need an Official Certification

A printout from the portal is fine for personal reference. It is not what closings, refinances, and other legal transactions require. For those, the Treasurer’s Office issues a four-year tax certification bearing an official seal that verifies payment status. The fee is $25 per property,6Allegheny County. To request one, call the Treasurer’s Office at 412-350-4100 or go in person to Room 108 of the Allegheny County Courthouse, 436 Grant Street, Pittsburgh.8Allegheny County Treasurer Office. 2026 Allegheny Real Estate Tax Bills Are Available Now You will need the parcel ID and the tax years you want covered. Title companies usually order certifications during closing, but if you’re ordering yourself, allow processing time. The certified document carries legal weight a screenshot does not, and most lenders and attorneys require it before finalizing a transaction.

Checking Payment Status and Deadlines

The payment history tab tells you whether the current-year county bill is paid, unpaid, or delinquent. Reading that status is easier if you know the calendar the county runs on. For 2026:9Allegheny County Treasurer Office. Real Estate Tax

  • Pay by March 31 for a 2% discount on the gross tax.
  • Pay April 1 through April 30 at face value, no discount, no penalty.
  • Starting May 1, a one-time 5% penalty is added, plus 1% interest per month until paid.

Bills and e-bills go out in January. If the record shows an unpaid balance after May 1, the penalty and interest are already running.

If the Record Shows a Problem

Delinquent Balance

The Treasurer’s Office handles only current-year taxes. Once a bill becomes delinquent and stays unpaid past the current year, the account moves to Jordan Tax Service, the county’s collection agent. Real Estate Tax Unresolved delinquent taxes can expose the property to a Sheriff Sale conducted by the Allegheny County Sheriff’s Office for unpaid county, municipal, and school district taxes. Pennsylvania law provides no redemption period after the actual sale, so the window to resolve delinquency closes at the auction, not after.10Sheriff Allegheny County. Assessed Value That Looks Too High

If the assessed value on the record looks out of line with the property, you can file an appeal with the Board of Property Assessment Appeals and Review. There is no filing fee.11Allegheny County, PA. Annual Appeals The annual appeal window for the 2027 tax year runs July 1, 2026 through September 1, 2026. Appeals can be filed by the owner or by any taxing body with a vested interest in the parcel.

You can submit the appeal online, by email, or on paper. Online submissions get an email copy back within about 30 minutes.
