At What Age Do Seniors Stop Paying Property Taxes in Arizona?

In Arizona, there is no age at which seniors stop paying property taxes. The state does not offer a blanket age-based exemption, no matter how old you are or how long you have owned your home. What Arizona does offer are three separate programs that can lower, freeze, or postpone what you owe: a valuation freeze starting at age 65, a tax deferral starting at age 70, and a constitutional exemption for widows, widowers, and people with total and permanent disabilities. Each one has its own income limits, residency rules, and application deadlines, and none of them takes effect unless you apply.

The Senior Valuation Freeze at Age 65

The most widely used program is the Senior Valuation Protection Option, often called the Senior Freeze. The name overstates what it does. It does not freeze your tax bill. It freezes the limited property value of your primary residence for three years at a time.1Pima County Assessor. Locking the valuation in place means rising home prices in your neighborhood will not push your bill up through that channel. If tax rates go up, your bill can still rise.

Who Qualifies

At least one owner on the title must be 65 or older when you apply. You must have owned and lived in the home as your primary residence for at least two years.2Maricopa County Assessor’s Office. Homes held in a living trust can still qualify if you provide trust documentation proving ownership.

Renewal and the Downside of a Freeze

The freeze lasts three years. Your county assessor will send a reminder roughly six months before it expires, but you are responsible for reapplying on time.2Maricopa County Assessor’s Office. The Property Tax Deferral at Age 70

Arizona’s deferral program does not reduce your taxes. It postpones them. The deferred amount, plus interest, becomes a lien on the home that must be repaid when the property sells, the title transfers, or the owner dies.4Mohave County. The eligibility rules are strict, and most applicants do not clear them:

The $10,000 income ceiling has not been adjusted in years, which disqualifies most seniors on its own. The reverse mortgage restriction catches many others. For married couples, both spouses must meet every requirement individually.

Deferred taxes accrue simple interest monthly at a rate the state treasurer sets each year, equal to the average annual return on the state’s local government investment pool plus two percentage points.7Arizona Legislature. Exemptions for Widows, Widowers, and People With Disabilities

The one program that actually cuts the tax you owe is the constitutional exemption for widows, widowers, and people with total and permanent disabilities. It reduces your assessed value directly. Age is not a factor.

For the 2026 tax year, the exemption lowers assessed value by up to $4,188, but only if your total property assessment in Arizona does not exceed $28,459. Above that assessment, no exemption applies.8Arizona Legislature. Widows and widowers must provide a copy of the spouse’s death certificate. Disabled applicants need a physician’s certification of total and permanent disability, or a VA letter if the disability is service-connected.

Disabled Veterans

Veterans with a VA-rated service-connected disability receive a share of the $4,188 exemption equal to their disability percentage. A 50% rating produces roughly half the maximum exemption. Veterans rated at 100% qualify for a full exemption from property taxes on their primary residence, and a surviving spouse can continue claiming it as long as they do not remarry and the home remains their primary residence.

How and When to Apply

All three programs run through your county assessor’s office, and none of them applies automatically. The deadlines are separate:

  • The widow, widower, and disability exemption follows a schedule set by each county, with forms typically available starting in November for the following tax year.

Expect to provide proof of age, proof that the property is your primary residence, and full income documentation including federal tax returns and Social Security statements. If Your Application Is Denied

A denial or an unfavorable valuation can be appealed to the Arizona State Board of Equalization, or you can bypass the board and file directly in Tax Court.
