At What Age Do You Stop Paying Property Tax in Iowa?

There is no age at which you stop paying property tax in Iowa. Ownership carries the tax bill for as long as you own the home. What changes at 65 is the relief you can claim: a homestead exemption that removes $6,500 of taxable value with no income test, and, if your income is modest, a separate credit worth up to $1,000 a year. At 70, some owners can freeze their bill in place.

What Changes at Age 65

Starting with the 2024 assessment year, Iowa homeowners who are 65 or older on or before January 1 of the assessment year can claim a senior homestead exemption that removes $6,500 from the taxable value of their home. How much that saves you depends on your local levy. At a combined rate of $30 per $1,000 of taxable value, $6,500 off the taxable base is about $195 a year. The Income-Based Credit for Seniors

Iowa’s Property Tax Credit for Senior and Disabled Citizens can knock up to $1,000 off your bill. You qualify if you were 65 or older by December 31 of the base year (the calendar year before you file), or if you were 18 or older and totally disabled by that date, and you own and occupy the home. For claims filed in 2026 based on 2025 income, total household income must be less than $26,895 to qualify for the standard credit if you are between 65 and 69. Iowa’s definition of household income is broad. It includes wages, investment earnings, Social Security payments, pensions and other retirement distributions, veterans’ disability payments, workers’ compensation, capital gains, and even cash contributions from anyone else living in the home. The Tax Freeze at Age 70

Once you turn 70, there is a separate tier of the same program for homeowners whose income is above the standard $26,895 threshold. Instead of a direct credit, it freezes your property tax liability at the amount you owed in the first year you qualified, so later increases don’t raise your bill. The income limits that apply are higher than the standard credit’s, and they differ depending on whether you live alone or with a spouse. Because the freeze locks in whatever you owed in your base year, filing as soon as you turn 70 sets that anchor at a lower number.

If You Rent Instead of Own

Renters aged 65 or older aren’t shut out. Iowa’s Elderly and Disabled Rent Reimbursement program treats 23% of your gross rent as property tax paid indirectly, and reimburses a share of that based on income, up to $1,000. You must have lived in Iowa during the base year, rent a property that is itself subject to property tax, and still be an Iowa resident when you file. How to File

The exemption and the credit are two different programs with two different forms filed at two different offices. Confusing them is a common mistake.

  • For the income-based senior credit, file Form 54-001 with your county treasurer between January 1 and June 1 every year. Do not send it to the Iowa Department of Revenue. For the income-based credit, you’ll need the property’s parcel number and legal description (both appear on your property tax statement) and documentation of prior-year household income. What Happens If You Fall Behind
