What Shows Up on a Baltimore County Tax Record

A tax record opens with the current owner’s name and a legal description of the property. The assessment is broken into land value and improvements, and that combined figure drives the tax calculation. Each levy is listed on its own line: the county rate, the state rate, and any special district charges tied to the parcel. Water and sewer charges calculated from meter readings also appear on the same statement.

Every property carries an account identifier assigned by the Maryland Department of Assessments and Taxation (SDAT). You’ll need that identifier to search online efficiently or to order certified copies.3Maryland Department of Assessments and Taxation. Finding Your Property Information Online

Searching the Online Portal

The county’s portal at mytax.baltimorecountymd.gov lets you look up any parcel, see the current balance, and pay. Have the exact street address or account number ready. Searching by street name alone returns a broader list, and a house number cuts that down quickly. You can filter by tax year to review past bills or check what’s coming due.

If the portal doesn’t return what you expect, cross-check the property through SDAT’s free Real Property Search.4Maryland Department of Assessments and Taxation. Real Property Most mismatches trace back to a recent ownership transfer or a misspelled name in one of the databases. Confirming the correct account identifier through SDAT and retrying the county portal resolves most search issues.

What Happens if You Miss the Deadline

Interest and penalties accrue at 1% per month on any unpaid balance, starting the first day the payment goes delinquent.5Baltimore County Government. New Tax Bill Frequently Asked Questions On a $5,000 balance, that’s $50 the first month and another $50 every month after.

If the balance remains unpaid past December 31, the property becomes eligible for the county’s annual tax sale, which is advertised once a week for four consecutive weeks in advance.8Baltimore County. Tax Sale Investors bid on tax lien certificates at the sale, not on the property itself. The winning bidder pays off the delinquent taxes and gains the right to collect that amount, plus interest and fees, from the owner.

The owner can still reclaim the property by paying the certificate holder everything owed plus the buyer’s costs. For non-owner-occupied residential properties, the certificate holder can file to foreclose as early as four months after the sale. For owner-occupied homes, that wait is seven months.9Maryland General Assembly. Credits and Exemptions That Reduce the Record

Several programs lower what a Baltimore County homeowner owes, and most require an application filed before the tax year begins.

Homestead Tax Credit

Maryland caps how much your assessed value can rise each year for tax purposes. The statewide ceiling is 10%; Baltimore County sets a tighter cap of 4%.2State of Maryland Department of Assessments and Taxation. 2025-2026 Tax Rates and Homestead Credit Caps If a reassessment jumps your value 15%, the county can only tax you on a 4% increase that year, with the rest phased in later. You must file a one-time application with SDAT to get the benefit. Without it, excess assessment increases hit your bill at full value.

Homeowners’ Tax Credit

This income-based credit is separate and requires a new application every year. To qualify for 2026, combined gross household income for 2025 must not exceed $60,000, and net worth (excluding the home and retirement accounts) must be under $200,000. The property has to be your principal residence, meaning you live there more than six months of the year.10Maryland OneStop. Homeowners Property Tax Credit Application Form 2026 Applications filed before April 15, 2026, are credited directly to the July tax bill. Applications are accepted through October 1, but late filers get a refund check instead of a reduction.

Disabled Veteran Exemption

Veterans with a permanent 100% service-connected disability rating from the U.S. Department of Veterans Affairs can receive a full property tax exemption on their primary residence and surrounding yard. The exemption extends to some surviving spouses, including spouses of service members who died in the line of duty.11Maryland General Assembly. Maryland Tax – Property Code 7-208 – Dwelling House of Disabled Veteran The dwelling must be occupied by no more than two families and must be the veteran’s legal residence. Apply through SDAT to activate it.

Appealing the Assessment

If the assessment on your record looks too high, you have 45 days from the date on your assessment notice to file an appeal. The process runs through three levels, and you don’t need an attorney for the first two.

  • Supervisor’s level. An informal hearing with a local assessor, usually about 15 minutes. You explain why the value is wrong; the assessor walks through how the number was calculated. Bring comparable sales or evidence of property condition issues. Most disputes end here.
  • Property Tax Assessment Appeals Board (PTAAB). If the supervisor’s hearing doesn’t resolve it, you have 30 days from the final notice to appeal to PTAAB, an independent board of local residents. More structured, still relatively informal.
  • Maryland Tax Court. A formal legal proceeding where most homeowners bring an attorney. Both sides exchange evidence, and the court’s decision can be appealed to Circuit Court.

Once the 45-day window closes, you’re stuck with that assessment until the next triennial cycle. Filing at the supervisor’s level costs nothing and preserves your right to escalate.

Getting Certified Copies
