Bedford County Tax Map: Parcel Search, GIS, and Reassessment

The Bedford County tax map for any parcel in the county is available through the interactive GIS portal at bedfordcova.interactivegis.com, where you can search by owner name, street address, or parcel number and view boundaries over aerial imagery. Each parcel is tied to the assessed value the Commissioner of the Revenue uses to calculate real estate tax, currently $0.41 per $100 of assessed value.1Bedford County, Virginia. Real Estate Tax

How to Search for a Parcel

The GIS portal accepts three kinds of search input. Owner name needs to match the tax rolls, so use the legal name from the deed. A street address should include the street type and any directional prefix. If you already have a parcel number from a tax bill or prior record, that is the most precise way in.

Bedford County uses two numbering systems for each parcel: a Geographic Parcel Identification Number (GPIN) and a Real Estate Parcel Control (RPC) number.2Virginia Open Data Portal. Bedford County Real Estate Land Records Table – Open Data Either one will pull up the correct record. The map that opens will show the parcel’s boundaries, calculated acreage, nearby roads, and water features.

What You Can Do on the GIS Portal

Once you have a parcel on screen, you can switch between map layers. Aerial photography shows structures, tree cover, and driveways from overhead. Topography reveals elevation and slope, which is useful when you’re thinking about drainage or where a building could sit. Zoning overlays show how the county classifies permitted use — residential, agricultural, commercial, or otherwise.3Bedford County, VA. Interactive GIS

Measurement tools estimate distances and areas. Treat those numbers as quick reference, not survey-grade figures. You can export a PDF of the current view, which gives you a printable snapshot with the boundaries and any layers you had turned on.

If you want parcel data in bulk rather than one map at a time, the county publishes downloadable GIS files at geohub-bedfordvagis.opendata.arcgis.com at no cost.

A Tax Map Is Not a Survey

This is the part where people get themselves into trouble. Bedford County’s own portal states that the data “does not replace a site survey and is not warranted for content or accuracy,” and that “recorded plats and deeds are the authoritative source for determining legal acreage and ownership.” The county adds that “the GIS data are not a legal representation of any of the features which are depicted.”3Bedford County, VA. Tax maps exist for assessment. The lines are precise enough for the Commissioner’s office to calculate acreage and assign value, but they don’t carry the accuracy of a licensed survey. Building a fence, placing a structure near a property line, or arguing with a neighbor about where the line runs all call for a professional survey. In a boundary dispute, courts look to physical monuments on the ground and to recorded deeds, not to tax map lines. A tax map showing a lot at 2.5 acres does not override a deed that reads 2.3 acres.

Assessed Value, Tax Rate, and the 2026 Reassessment

Bedford County reassesses all real property every four years. A reassessment is underway now, with notices going to property owners in fall 2026 and updated values taking effect January 1, 2027. The real estate tax rate is $0.41 per $100 of assessed value, and bills are typically mailed in April.1Bedford County, Virginia. Real Estate Tax

When new values appear on the tax map after a reassessment, your bill changes even if the rate holds steady. If the assessed value shown for your parcel on the GIS portal doesn’t line up with what you think the property is worth, that’s when the appeal process matters.

Correcting an Error or Appealing a Value

If the tax map entry shows wrong acreage, a missing structure, or an incorrect land classification, contact the Commissioner of the Revenue’s office.4Bedford County, Virginia. Commissioner of Revenue Acreage errors are especially worth catching because they move your assessed value directly. Expect to provide a survey showing the correct acreage to back up the request.

Virginia law gives property owners three avenues to challenge an assessment:

  • An administrative review through the Commissioner of the Revenue’s office. Staff compare your property to recent sales of similar parcels and check the data used in your assessment. This is the least formal step.
  • An appeal to the local Board of Equalization, an independent body appointed by the Board of Supervisors. The board holds hearings and weighs evidence from the owner and the assessor.
  • A suit in Circuit Court. This is the last resort and typically requires an attorney.

Watch the deadlines. The window to appeal after receiving an assessment notice is limited, and missing it means waiting for the next reassessment cycle. With notices going out in fall 2026, be ready to act when yours arrives.

Certified Copies and In-Person Requests

For most uses, the PDF you export from the GIS portal is enough. Some legal transactions, such as a property closing or a title issue, may call for a certified copy of the tax map. Those are available at the Bedford County administration building during regular business hours, 8:30 a.m. to 5:00 p.m., Monday through Friday.5211 Virginia.
