Berkeley County Tax Map: GIS Search, Layers, and Print Copies

You can pull up any Berkeley County tax map for free at the county’s GIS portal, gis.berkeleycountysc.gov, and search by Tax Map Sequence (TMS) number, owner name, or street address. The map shows parcel boundaries, acreage, ownership, and the current assessed value. If you need a printed copy on county letterhead, the Assessor’s Office in Moncks Corner will produce one for $5 to $25 depending on size.

What the Map Shows for Each Parcel

Every parcel in Berkeley County carries a Tax Map Sequence number, a multi-digit code that ties a piece of land to the county’s ownership and assessment records.1Berkeley County GIS. Berkeley County GIS – Advanced Mapping App Clicking a parcel in the online viewer opens its ownership information and current tax assessment. The map itself displays property lines, estimated acreage, and how the parcel sits next to its neighbors, with rivers, lakes, and roads shown for orientation.

One limit worth knowing up front. Tax maps are an administrative tool for assessment, not a legal survey, and South Carolina rules require compiled maps to carry a statement saying so.2Cornell Law Institute. South Carolina Code Regulations 49-460 – Survey Types and Requirements If you are settling a boundary dispute or deeding property, you need a licensed surveyor. Residential boundary surveys typically run $300 to $5,500 depending on lot size and terrain.

Searching the GIS Portal

The county runs several web maps, but the Advanced Desktop Mapping Application is the one built for parcel research.3Berkeley County Government. BCGIS Websites To find a property you need one of three things:

  • The TMS number, which appears on your annual tax bill and on any deed recorded with the Register of Deeds.
  • The legal owner name currently on file with the Assessor’s Office.
  • The physical street address.

Enter your search term and the system centers on the matching parcel.1Berkeley County GIS. Berkeley County GIS – Advanced Mapping App From there you can zoom, switch between satellite imagery and topographic views, measure distances, read coordinates, and draw on the map before saving. The viewer will export your current view as a PDF, JPEG, or PNG at no cost, which is enough for sharing a parcel layout with an agent or keeping a record for your files.

From a Phone or Tablet

Opening the Advanced Mapping page on a mobile device redirects you to a version built for smaller screens.1Berkeley County GIS. Adding Flood Zones and Other Layers

Once you have a parcel on screen, you can turn on additional layers to check flood exposure. Search by address, TMS, or owner name, then enable the FEMA flood data layer along with the National Wetlands Inventory and county hurricane surge layers to see what a specific property is up against.6Berkeley County Government. Floodplain Management Flood zone designation drives insurance costs and building requirements, so a quick check before closing on a property can head off surprises when your lender runs a Standard Flood Hazard Determination.

The county also runs a Flood Certificate Search that pulls existing elevation certificates for specific homes, which carry more detail about a structure’s flood risk.6Berkeley County Government. Floodplain Management For the official FEMA Flood Insurance Rate Maps, the county links out to FEMA’s Flood Map Service Center at msc.fema.gov.

If the Assessed Value on Your Map Record Looks Wrong

South Carolina law lets you challenge an assessment. In a year when the county mails an assessment notice, you have 90 days from the date it was mailed to file a written objection with the Assessor.8South Carolina Legislature. South Carolina Code 12-60-2510 – Property Tax Assessment, Appeals In years without a reassessment notice, you can file at any time; an objection filed before the first penalty date applies to the current tax year, and anything filed after that penalty date applies to the following year.

Start with a written objection to the Berkeley County Assessor, either through the OneBerkeley Portal at portal.berkeleycountysc.gov or in person.9Berkeley County Government. Appeals Process If the Assessor does not agree, they must schedule a conference with you within 30 days. If the conference does not settle it, you have another 30 days to file a formal written protest that includes a description of the property, the facts supporting your position, and the value you believe is correct.10South Carolina Legislature. South Carolina Code 12-60-2520 – Property Tax Assessment, Objection

The burden of proof is on you. The Assessor’s valuation is presumed correct unless you show otherwise with something like a recent independent appraisal or comparable sales from your area. Saying the number feels too high, without documentation, will not move it. If the Assessor’s written response still does not satisfy you, the next step is an appeal to the county Board of Assessment Appeals.10South Carolina Legislature.
