If You Miss the Deadline: The Two-Year Late Filing Window

Missing April 30 is not fatal. The chief appraiser must accept a late homestead application filed no later than two years after the delinquency date for the taxes on that property.2State of Texas. For the 2026 tax year, taxes are delinquent February 1, 2027, and you have until January 31, 2029, to file a late application for that year.

Once approved, a late application reaches back. The tax collector must reduce your outstanding bill or, if you already paid in full, issue a refund automatically within 60 days. The catch is what happens between the missed deadline and the approval. You Don’t Renew Every Year

Who Qualifies

Three requirements. Mismatched addresses are the leading cause of denials.
