Beyer Mechanical Ltd., the San Antonio-area commercial HVAC contractor run by Jeffrey Beyer, has been the subject of multiple lawsuits since 2023, the most serious being a fraud action filed by a longtime friend who says Beyer took more than $4.7 million in loans under false pretenses. The Beyer Mechanical lawsuit filed by Kyle Pawelek in September 2023 sits alongside claims from a merchant lender, an equipment distributor, and other creditors, and the company has also carried significant IRS tax debt. What Kyle Pawelek Alleges
On September 1, 2023, Kyle Pawelek, a 32-year-old San Antonio businessman who owns Texas Construction Concepts, sued Jeffrey Beyer and several related entities in state district court in San Antonio. Pawelek and Beyer were described as longtime friends. According to the complaint, Beyer approached Pawelek claiming he had “priority access” to scarce HVAC equipment that could be bought in bulk and resold at a profit, and told him the deal carried “no risk” because the equipment was already sold.1San Antonio Express-News. Pawelek alleges those representations were lies. He claims the money was actually used to prop up Beyer’s personal and business finances, pay off creditors, and support Beyer’s lifestyle. The Four Loans
The complaint details four loans made between July 2022 and January 2023:
- July 2022: a $1.6 million loan.
- A subsequent $1.7 million loan. Both of these were reportedly repaid through JM Partners LLC, an affiliated entity.
- November 2022: a $3 million loan documented by a promissory note, due January 13, 2023.
- January 12, 2023: a $3 million loan made without a written promissory note.
Pawelek says Beyer defaulted on the last two, leaving $1.7 million outstanding on the November loan and the full $3 million on the January loan. Alleged Concealment and a Land Transfer
The complaint describes a pattern of stalling. Pawelek says Beyer sent an altered image of a bank statement purporting to show $17 million in pending deposits, blamed payment delays on a bank merger and IRS-frozen accounts, and falsely claimed wire transfers had been sent. A central allegation involves real estate. The suit claims the Beyers transferred 1,117 acres at 4000 FM 140 West in Atascosa County to a Wyoming LLC that shares the property’s address as its name (4000 FM 140W, LLC). The Atascosa Central Appraisal District valued the land at more than $3.8 million. Pawelek contends the Beyers received no equivalent value for the transfer and that it was designed to shield the property from creditors. He is asking the court to void it.1San Antonio Express-News. Who Is Being Sued, and What Pawelek Wants
Named as defendants are Jeffrey Beyer, his wife Melodie Beyer, Beyer Mechanical Ltd., JM Partners LLC, and 4000 FM 140W LLC. PJP Partners, Ltd. is named as a garnishee.2UniCourt. As of the last available court update in October 2023, the case remained pending. Jeffrey Beyer did not respond to media requests for comment when the suit was filed. Other Creditor Lawsuits Against Beyer Mechanical
The Pawelek case is not the only claim on file. Days earlier, on August 25, 2023, Kalamata Capital Group LLC filed a contract action in the District Court of Monroe County, New York, against Beyer Mechanical Ltd., Jeffrey Scott Beyer, and a long list of affiliated Beyer entities and family LLCs. In March 2024, HVAC equipment distributor Carrier Enterprise LLC filed a debt collection suit against Beyer Mechanical Ltd. and its general partner in Denton County, Texas. The Financial Backdrop
The Pawelek complaint describes a company under serious strain. The IRS had filed tax liens against the Beyers totaling more than $1.7 million for income earned from 2014 through 2020. Comal County records show those liens were released in August 2023, shortly before Pawelek sued. “Beyer Boys” is a San Antonio brand shared by three family-run companies founded by the Beyer brothers. Jeffrey Beyer runs Beyer Mechanical Ltd., a commercial HVAC contractor based in Selma. Patrick Beyer operates Beyer Air Conditioning and Heating, which focuses on residential work. Beyer Plumbing Co., founded by the late Perry Beyer Jr., is now managed by James Beyer and Liz Beyer. Only Jeffrey Beyer’s company, Beyer Mechanical, is named in the Pawelek lawsuit and the other creditor actions described here. Beyer Mechanical remains active. As of early 2025, the firm was identified as one of several San Antonio-based contractors that settled a mechanics’ lien with SpaceX tied to HVAC installation work at the “Starfactory” rocket-production facility at Starbase in South Texas.
