What the Record and Map Show

The Tax Map Is Not a Survey
This is where people get tripped up. The tax map shows approximate boundaries for valuation purposes. It is not a legal survey, and it should not be used to settle a boundary dispute, plan a fence, or close a real estate transaction. Bulloch County does not accept appeals by email. You can mail or hand-deliver a written objection to the Board of Tax Assessors. Before you file, use the sales search on qPublic to look at recent transfers of comparable homes nearby. If similar properties sold for meaningfully less than the fair market value the county assigned to yours, that comparison is the strongest evidence you can bring. The Board of Equalization reviews the case, and if you disagree with its decision, further appeal runs to the county superior court.
