Ajax property tax is calculated by multiplying your property’s MPAC assessed value by a combined rate made up of three parts: the Town of Ajax’s municipal rate, the Region of Durham’s rate, and the Province of Ontario’s education rate.1Town of Ajax. Property Taxes The town bills you in two rounds each year, with four installment due dates, and adds a 1.25% penalty every month a balance stays unpaid.2Town of Ajax. How Your Bill Is Calculated
The starting number is your assessed value, set by the Municipal Property Assessment Corporation (MPAC).3Town of Ajax. Property Tax Calculator Ontario postponed its planned reassessment during the pandemic, so assessments for the 2026 tax year are still based on January 1, 2016 market values.4MPAC. The Assessment Cycle Your assessed value may look nothing like what your home would sell for today.
Each year, Ajax Council sets the municipal portion of the rate, Durham Region sets its portion, and the province sets the education rate.1Town of Ajax. Property Taxes Those three combine into one total rate. Multiply that by your assessed value and you have your annual tax. A $500,000 assessment at a combined rate near 1.1% works out to roughly $5,500 for the year. How To Pay
Pre-Authorized Payment Plans
The town runs several automatic withdrawal plans:9Town of Ajax. Pre-Authorized Tax Payment Plan Terms and Conditions
- Plan A spreads residential taxes over 12 monthly withdrawals on the 15th of each month, January through December.
- Plan B withdraws the full installment amount on each of the four tax due dates.
- Plan C is for accounts in arrears; monthly withdrawals on the 15th, though penalty and interest continue on the outstanding balance until the account is current.
- Plan D is the 12-month monthly plan for commercial or industrial properties.
- Plan E is for newly constructed homes or buildings without a full assessment yet.
You can join Plans A, B, or D at any time in the year if your taxes are up to date. If you owe back taxes, Plan C is your only option until you catch up. Two rejected withdrawals in the same calendar year will cancel your enrollment and put you back on the standard installment schedule.9Town of Ajax. Other Ways To Pay
Most Canadian banks let you pay through online or telephone banking. Add the Town of Ajax as a payee and use your property’s 19-digit roll number. Credit card payments go through PaySimply, a third-party processor that charges a convenience fee on top of your tax amount.10Town of Ajax. Pay Property Tax You can also mail a cheque or leave one in the secure drop box at 65 Harwood Avenue South.
If your taxes are rolled into your mortgage, your lender pays the town directly. Confirm the arrangement with your mortgage company and make sure they have current billing information from the town.10Town of Ajax. Pay Property Tax
What Late Payment Costs
The penalty is 1.25% of the outstanding balance, added on the first business day of every month the balance stays unpaid.2Town of Ajax. Pay Property Tax – Section: Late Payments It compounds. On a $3,000 unpaid balance, that’s roughly $450 over a single year. Payments are applied to outstanding interest first and then to the oldest unpaid taxes, so a partial payment does not stop new penalties from accruing on what’s left.
The town does not waive these penalties for any reason, including ownership changes, mail delays, or mortgage company errors.8Town of Ajax. Change of Ownership and Newly Constructed Homes
If You Think Your Assessment Is Wrong
You have two levels of appeal, and both go to bodies outside the town. Start with a Request for Reconsideration (RfR) filed directly with MPAC. It’s free, and you can file online through AboutMyProperty or by paper form. The deadline is printed on your Property Assessment Notice.11MPAC. How To File a Request for Reconsideration
If MPAC’s response doesn’t satisfy you, you have 90 days from that response to appeal to the Assessment Review Board, an independent tribunal. The filing fee for residential properties is $132.50 per roll number.12Tribunals Ontario. Filing an Appeal Because assessments are frozen at 2016 values, successful challenges usually turn on showing MPAC’s 2016 valuation was off against comparable 2016 sales, not that current market conditions have changed.
Relief Programs
Ajax offers a property tax rebate for low-income seniors and low-income persons with disabilities. Seniors generally need to be receiving the federal Guaranteed Income Supplement; persons with disabilities need to be receiving benefits under the Ontario Disability Support Program. The application deadline typically falls in late February or early March. Forms are available from the town’s finance department or the town’s website.
Registered charities occupying commercial or industrial property in Ajax can apply for a rebate equal to 40% of the property taxes the charity paid.13Town of Ajax. Application for Property Tax Rebate The applicant needs registered charity status and a landlord or property owner declaration. The rebate is authorized under Section 361 of the Ontario Municipal Act.
What Happens If You Don’t Pay
Unpaid taxes don’t only accumulate penalties. Under Ontario’s Municipal Act, once taxes have been unpaid for two or more years, the municipality can register a tax arrears certificate against your title.14Ontario.ca. O. Reg. 181/03 Municipal Tax Sales Rules From that point, you have one year to pay the full cancellation price, meaning all outstanding taxes, penalties, interest, and administrative costs. Miss that redemption window and the town can sell your property by public tender.15Town of Ajax. Sale of Land by Public Tender
If you’re falling behind, contact the town’s tax office early. Getting onto the arrears payment plan is a far better outcome than a tax sale.
