Dennis, MA Property Tax Rate: Exemptions, Billing, and Appeals

The Dennis, MA property tax rate is $4.29 per $1,000 of assessed value for fiscal year 2026, which runs from July 1, 2025 through June 30, 2026.1Town of Dennis. Assessing Dennis uses a single rate, so residential, commercial, industrial, and personal property all pay the same amount per dollar of value. How the Bill Is Calculated

The math is simple. Divide your assessed value by 1,000, then multiply by 4.29. A $500,000 home produces $2,145 in base tax. A $750,000 home owes $3,217.50. Surcharges (covered below) are then applied as a percentage of that base amount on certain quarterly bills.

Because every $1,000 of assessed value adds $4.29 to the annual bill, assessment accuracy matters. A $50,000 overvaluation costs about $215 a year. If the number on your notice looks high, the abatement process is your remedy.

Surcharges That Raise the Bill

Two surcharges push the actual amount owed above the base rate. The Water Infrastructure Investment Fund (WIIF) surcharge rose to 3% for FY2026 after voter approval at the May 2025 annual town election. The Community Preservation Act (CPA) surcharge, adopted by Dennis in 2005, adds a separate percentage to fund open space, historic preservation, affordable housing, and recreation. Both surcharges are calculated on your tax amount, not your assessed value, so they scale with whatever base tax you owe.

Payment Schedule and Late Penalties

Exemptions That Lower the Bill

Seniors

The Clause 41C exemption knocks $1,000 off the bill for owner-occupants age 65 or older as of July 1. You need ten years of Massachusetts residency and five years of property ownership in the state. FY2026 income limits are $30,510.87 single and $51,481.89 married. Assets excluding your home cannot exceed $47,699 single or $65,586 married.

The Clause 17 exemption offers a smaller $217.68 benefit (plus cost-of-living adjustments) to residents age 70 and older, surviving spouses, and surviving minor children. The asset cap is $20,000 excluding the home, with no income limit, and you need five years of ownership and occupancy.

Veterans

Disabled veterans with a service-connected disability of at least 10%, or who received the Purple Heart, qualify for exemptions ranging from $750 to a full exemption depending on severity. The property must be the veteran’s primary home as of July 1. FY2026 amounts:

Senior Tax Deferral

Clause 41A lets qualifying seniors postpone payment rather than reduce it. Owners 65 or older as of July 1, with prior-year gross income at or below $40,000, can defer taxes at 8% annual interest. The total deferred (including interest) cannot exceed 50% of the property’s assessed value, and the balance becomes a lien repaid when the property is sold, transferred, or settled from the estate. Challenging Your Assessment

If you think your property is overvalued, file an abatement application with the Board of Assessors. A strong application includes recent comparable sales supporting a lower value, photographs of condition issues the assessment does not reflect, or documentation of errors on the property record card (wrong square footage, phantom bathrooms, and the like). The assessors have three months from the filing date to act. If they deny the application or fail to respond, you can appeal to the state Appellate Tax Board.

A Residential Exemption May Be Coming

Massachusetts law lets towns adopt a residential exemption that reduces the taxable value of owner-occupied primary homes by up to 35% of the average assessed value of all residential property in town.7General Court of Massachusetts. A non-binding vote showed support for continuing the discussion.

If adopted, year-round homeowners would see lower bills while seasonal and investment owners would pick up more of the total burden. Only owner-occupied primary residences would qualify, meaning the Dennis property would have to be the owner’s principal residence for income tax purposes. Renters would not benefit directly.

Personal Property Is Taxed Too

The $4.29 rate applies to tangible personal property as well.
