Age, Residency, and Income Rules
Every senior exemption requires you to reach the qualifying age on or before January 1 of the tax year. Turn 65 on January 2, and you miss the cutoff for that year.2Fulton County Board of Assessors. 2026 Homestead Exemption Guide
The property must be your homestead under Georgia law: you own it (or hold a life estate), occupy it as your primary dwelling, and use it as your actual permanent residence.5FindLaw. Georgia Code Title 48 Revenue and Taxation 48-5-40 Georgia allows one homestead per immediate family. Investment properties, vacation homes, and rental units do not qualify at any age.
The income-based exemptions each use a different definition of income, and getting this right matters.
For the $54,000 county school exemption, the test is combined federal AGI for you and your spouse. It cannot exceed $30,000.2Fulton County Board of Assessors. 2026 Homestead Exemption Guide That figure captures wages, investment earnings, pension distributions, and most other income before itemized deductions.
For the state school tax exemption under O.C.G.A. 48-5-52, the math is more generous. Georgia uses net income, which lets you exclude Social Security benefits and retirement or disability pension income up to the maximum amount payable under the federal Social Security Act. For 2025, that Social Security maximum was $96,432.4Georgia Department of Revenue. Property Tax Homestead Exemptions After that exclusion, remaining net income combined with your spouse’s must be $10,000 or less.6FindLaw. Georgia Code Title 48 Revenue and Taxation 48-5-52 Many retirees living on Social Security plus a modest pension end up qualifying even if their total benefits well exceed $10,000, because most of that income falls out of the calculation.
Exceeding an income limit by a single dollar disqualifies you from that specific exemption. The new percentage-based school exemptions for 2026 sidestep that problem entirely: no income requirement, so a senior with a substantial pension can still claim the 25 or 50 percent school tax reduction if age and residency check out.
Disability as an Alternative Path
Several exemptions listed for “age 65” also accept permanent disability as an alternative. The $54,000 county school exemption extends to permanently disabled homeowners regardless of age.2Fulton County Board of Assessors. 2026 Homestead Exemption Guide If you or your spouse has a disability, ask the Board of Assessors which exemptions apply, since the disability pathway sometimes opens doors that age alone does not.
