Dream Finders Homes, the Jacksonville-based homebuilder that trades on the NYSE as DFH, has been named as a defendant in a Dream Finders Homes lawsuit or arbitration in multiple states, with claims ranging from construction defects and drainage failures to warranty denials and mid-contract price hikes. The largest known result is a $6.4 million arbitration award to a Colorado homeowners association in 2024. A separate Colorado HOA case settled for $12 million. In Florida, where the company is based and has built the most homes, one investigation found “hundreds of court records” naming the builder. And in February 2026, a national law firm announced a securities investigation into the company’s officers and directors.
The $6.4 Million Colorado Arbitration Award
The highest-profile case involves the Parkes at Stonebridge Townhome Owners Association in Longmont, Colorado, a 92-unit community built between 2018 and 2021. Residents reported crumbling driveways, heaving sidewalks, sagging garage awnings, ice buildup, ponding water, and slippery algae growth on sidewalks.1PR Newswire. After settlement talks failed, the case went to arbitration. The arbitrator ruled for the HOA on claims of negligence, breach of contract, breach of express warranty, and breach of implied warranty, awarding a total of $6,413,204. That figure broke down into $5,733,471 for repair costs and $679,732 for litigation costs, plus post-judgment interest.1PR Newswire. Dream Finders had argued that language in its purchase agreements barred the HOA from recovering litigation costs. The arbitrator rejected that argument, ruling that under Colorado law, waivers or limitations on a prevailing party’s right to recover costs in a construction defect arbitration are “void as against public policy.”1PR Newswire. Collecting proved harder than winning. As of late October 2024, Dream Finders had paid part of the award but had not satisfied the post-judgment interest. The HOA filed a motion in Boulder County District Court on October 30, 2024, to enter judgment on the award and enforce it.1PR Newswire. The Silver Meadows $12 Million Settlement
Parkes at Stonebridge was not the only Colorado HOA to sue. The Silver Meadows Townhome Owners Association also brought construction and development defect claims. Dream Finders successfully compelled that case into arbitration, and it ultimately settled for $12 million, with $4 million paid by an insurance carrier. Florida Cases
Florida is the company’s home state and the source of the largest volume of litigation. A July 2025 Action News Jax investigation reported finding “hundreds of court records” listing Dream Finders as a defendant, with allegations ranging from design and construction deficiencies to violations of local and state building codes to accusations that the company hides defects.4Action News Jax. One of the more developed Florida cases was filed by the Lake Ridge North Homeowners Association in the Fourth Judicial Circuit in 2021 over construction defects. It went through expert witness disputes and summary judgment motions before settling. A case management order followed the settlement on February 2, 2026, and the HOA filed a voluntary dismissal with prejudice, closing the case by March 2026.5UniCourt. South Carolina: Drainage and a Price-Hike Suit

One pending Beaufort County case was filed by the HOA of The Overlook at Battery Creek in Beaufort. The HOA alleges the builder failed to grade lots properly for rainwater drainage, that rainwater pools in alleyways between rows of homes instead of entering the underground drainage system, and that individual homes were not properly connected to that system. Warranty Denials and Consumer Complaints
Beyond formal litigation, complaint volume is substantial. Dream Finders is not accredited by the Better Business Bureau. Its Jacksonville BBB profile showed 43 complaints over the three years ending in mid-2026, with 18 in the most recent 12 months. Of the 43, 33 involved service or repair issues, including roof ventilation errors, HVAC failures, sewer line obstructions, and foundation pipe leaks.7Better Business Bureau. Several patterns recur. Homeowners frequently report that the company rejects warranty claims by citing the expiration of a one-year workmanship warranty, even when the homeowner argues the defect was latent or the result of an installation error. When Dream Finders did offer to reimburse out-of-pocket repair costs, complainants say it conditioned payment on a waiver releasing the company from all future liability. The Texas BBB profile, which covers the company’s Coventry Homes brand, showed 11 complaints over the same period: roof leaks found at final inspection, cracking bathroom tiles, garage door framing failures, and disputes over non-refundable earnest money. In one case, the builder was accused of raising the sale price by $28,000 after the contract was signed, citing COVID-19 as justification. How Arbitration Clauses Shape These Cases
Dream Finders’ purchase agreements contain arbitration provisions, and the company has used them to push disputes out of court. In Colorado, it successfully compelled arbitration in the Silver Meadows and Parkes at Stonebridge cases. Arbitration does not automatically favor the builder. In Parkes at Stonebridge, the arbitrator found that Colorado law protects homeowners’ rights to recover litigation costs in construction defect proceedings and that contractual waivers of those rights are void. When Dream Finders Was the Plaintiff: The Weyerhaeuser Case
Not every suit involving the company was brought against it. Dream Finders and its subsidiary DFH Mandarin sued Weyerhaeuser NR Company after engineered floor joists installed in 38 Colorado homes emitted a formaldehyde-based chemical odor. Weyerhaeuser had already remediated the joists at a cost exceeding the warranty’s stated liability cap, and Dream Finders sued for additional damages (lost profits, overhead, and other consequential losses) that the warranty explicitly excluded.10FindLaw. A jury awarded $3 million to the parent company and $11.65 million to DFH Mandarin. The Colorado Court of Appeals reversed in December 2021, holding that the economic loss rule barred Dream Finders’ tort claims for negligence, negligent misrepresentation, and fraudulent concealment. The court reasoned that the parties were sophisticated commercial entities bound by a network of contracts, and because Weyerhaeuser had fulfilled its contractual warranty obligations, Dream Finders could not use tort law to recover damages the contract excluded. The 2026 Securities Investigation
On February 27, 2026, the law firm Kahn Swick & Foti, LLC announced it had initiated an investigation into whether Dream Finders Homes’ officers, directors, and controlling stockholder had breached their fiduciary duties or violated state or federal laws.11PR Newswire. What Dream Finders Says
In public statements, Dream Finders has said it is “committed to customer satisfaction” and upholds “high standards of excellence.” When responding to specific homeowner complaints, the company has cited warranty expiration periods, attributed delays to scheduling difficulties and missed appointments by homeowners, and pointed to work orders it says it dispatched to subcontractors.
