Fairbanks tax rates are set by the Fairbanks North Star Borough, which levies a 2026 areawide property tax at a mill rate of 10.677 and collects excise taxes on lodging, alcohol, tobacco, and marijuana. Neither the borough nor the City of Fairbanks charges a general sales tax, so most retail purchases ring up at the sticker price. What you actually owe on a given property depends on which service areas cover your parcel and whether you qualify for an exemption.
The 2026 Property Tax Rate
Property tax is the borough’s main revenue source, authorized under Alaska Statute AS 29.45.010.1Alaska Legislature. A mill is one dollar of tax per $1,000 of assessed value. Service Area Surcharges
Properties inside specific service areas pay additional mills for things like road maintenance and volunteer fire protection, and these add-ons vary widely. Smith Ranch adds just 0.310 mills. That’s why two homes with identical assessed values can owe very different amounts. A $250,000 home paying only the areawide rate owes about $2,669. Sales Tax in Fairbanks

The exception sits inside the borough: the City of North Pole charges a 5.5% city sales tax on transactions within its corporate limits, capped at $16.50 per individual sale.5City of North Pole. Excise Taxes on Lodging, Tobacco, Alcohol, and Marijuana

Short-term lodging, including hotels, motels, and vacation rentals, carries a room tax of 10% of the daily rate. Businesses collect it from guests and remit it to the borough. Long-term apartment rentals are not subject to this tax.
Tobacco products are taxed at 20% of the wholesale price, collected at the wholesale level before products reach shelves. Alcoholic beverages and marijuana products sold in the borough are also taxed at wholesale, meaning distributors and wholesalers pay rather than consumers at checkout.
Exemptions That Lower Your Property Tax Bill
Alaska law requires several property tax exemptions that can meaningfully reduce what you owe, but none of them are automatic. You have to apply. Enrollment for the 2026 tax year runs from July 1, 2025, through February 14, 2026. Senior Citizen and Disabled Veteran Exemption
Under AS 29.45.030(e), residents aged 65 or older and disabled veterans with a service-connected disability of 50% or higher are exempt from taxation on the first $150,000 of their primary residence’s assessed value.8Justia Law. The property has to be your primary residence and permanent home.
First-time senior applicants need proof of age, such as a current driver’s license, state ID, passport, or military ID.9Fairbanks North Star Borough. Only one exemption applies per property, so if both spouses qualify under different categories, you pick one.
Residential Homeowner Exemption
Homeowners who use the property as a primary residence can apply for the residential exemption, which covers up to $50,000 of assessed value, with a maximum of $10,000 applied to service area assessments. It’s smaller than the senior or veteran exemption, but any qualifying homeowner can claim it regardless of age or military status. Other Exemptions

Payment Deadlines and Late Penalties

Miss either deadline and the borough adds a penalty of up to 5% on the unpaid balance of that installment, plus interest at 8% per year from the due date.11Fairbanks North Star Borough. Pay Property Tax Online The math adds up fast. On a $3,000 installment, a single missed deadline can mean $150 in penalties on top of ongoing interest. If You Think Your Assessment Is Wrong
The rate is only half the equation; the other half is the assessed value the rate is applied to. If you believe your property’s value is too high, too low, or incorrectly classified, you can appeal to the borough’s Board of Equalization. The deadline is tight: a written appeal has to reach the Assessor within 30 days of the date on your assessment notice, and you carry the burden of showing by a preponderance of evidence that the valuation is unequal, excessive, or otherwise wrong.12Fairbanks North Star Borough.
