ResProp Management, an Austin-based firm that manages more than 20,000 apartment units across the southeastern United States, has faced several lawsuits in recent years. Houston Tenants Sued Over Security at The Standard Apartments
In January 2025, tenants at The Standard Apartments in Houston’s EaDo neighborhood sued both the complex and ResProp Management, alleging negligence and breach of contract tied to a failure to address ongoing security problems. Tenants pointed to broken gates and what they described as dismissive responses from management. The complaint alleged that ResProp and the complex failed to meet contractual obligations to maintain a reasonably secure living environment. As of the January 2025 report, the Houston Police Department was investigating the underlying thefts, and neither ResProp nor The Standard had publicly responded to requests for comment. Florida Premises Liability Case
An earlier action, Annette Williams v. Consumer Complaints Through the BBB
Outside of court, ResProp has accumulated 38 Better Business Bureau complaints over a three-year period, with 16 closed in the most recent 12 months. The company is not BBB-accredited. The grievances fall into recurring categories:
- Maintenance failures, including unresolved leaks, ceiling damage, nonfunctional air conditioning, and black mold, with some tenants alleging violations of Texas habitability laws.
- Maintenance staff entering apartments without notice or knocking.
- Delays and errors in processing security deposit refunds and administrative fees.
- Management failing to respond to emails and phone calls, and giving inconsistent information about move-in dates and unit assignments.
- A June 2025 complaint alleging discrimination based on race and age, and retaliation for reporting mold, citing both the federal Fair Housing Act and the Texas Fair Housing Act.
In response to the discrimination complaint, which involved the Standard on the Creek Apartments, ResProp said it was the current management company but not the ownership group, and that the events described occurred before ResProp took over management of the property. Not Named in the DOJ RealPage Antitrust Case
ResProp is not a defendant in the Department of Justice’s antitrust lawsuit against RealPage, Inc. and several major property management companies over allegations of algorithmic rent-fixing.
