Sean Terry is the Phoenix-area real estate investor behind Flip2Freedom, a wholesaling education brand that sells courses, coaching, and software to people who want to flip distressed properties. He runs an active wholesaling operation in Arizona, has drawn mixed reviews from investing forums, and in February 2021 settled a second trademark infringement lawsuit brought by HomeVestors of America, the company behind “We Buy Ugly Houses.”1BusinessWire. Who Sean Terry Is
Terry is a former U.S. Marine who says he bought his first apartment complex at 22 and later founded a sales and marketing company before moving fully into real estate investing and education. He claims more than 20 years in the industry, and his Flip2Freedom LLC is registered in Glendale, Arizona.2LivLyte. About3Bear Market Millions. Bear Market Millions His marketing materials cite more than $1 billion in real estate purchased directly from sellers and part ownership of over 720 student housing units.
His day-to-day business is wholesaling: getting distressed properties under contract using direct mail, websites, bandit signs, and online ads, then assigning those contracts to end buyers for a fee. He targets sellers in tax default, pre-foreclosure, or probate, and describes the transactions as win-win, a framing critics of wholesaling more broadly have questioned.4InvestFourMore. How the Courses Are Received
Reactions in real estate investing forums are mixed. In a long-running BiggerPockets thread from 2011–2012, experienced investors described paid “guru” courses generally as disorganized funnels that push students toward $5,000 boot camps and $25,000 investment requirements, and noted that students who initially praise such programs often stop posting without reporting completed deals. Some participants questioned the authenticity of positive testimonials, pointing to accounts with no post history, and argued that free podcasts and ebooks would teach beginners more than paid programs.9BiggerPockets. Flip2Freedom Academy – Opinions
Terry answered in the same thread by pointing to his free podcast and book and describing the academy as a “tight knit community,” directing skeptics to YouTube for student success stories.9BiggerPockets. Flip2Freedom Academy – Opinions A separate review acknowledged that Terry actively uses the techniques he teaches, reportedly closing around 10 deals per month, while cautioning that the program is “daunting,” time- and cost-intensive, and marketed with aggressive visual tactics.4InvestFourMore. The HomeVestors Trademark Lawsuits
In February 2021, HomeVestors of America announced it had settled a second trademark infringement lawsuit against Terry. The settlement resulted in an agreed judgment with monetary damages in HomeVestors’ favor; the dollar amount was not publicly disclosed. Under the terms, Terry is prohibited from using HomeVestors’ trademarks in future advertising.1BusinessWire. HomeVestors Settles Lawsuit Against Serial Trademark Infringer
HomeVestors’ press release called Terry a “serial trademark infringer,” a characterization that reflects the company’s position as claimant rather than a judicial finding. The first lawsuit was referenced only as an earlier settlement; the announcement did not elaborate on its details.1BusinessWire. HomeVestors Settles Lawsuit Against Serial Trademark Infringer
Wholesaling Is Being Regulated More Tightly
Anyone evaluating a wholesaling course should know that the legal ground under the practice is shifting. Several states have recently moved to license or restrict wholesalers, and the trend matters because it changes what tactics remain legal in a given market.
Pennsylvania signed Act 52 into law in July 2024, expanding real estate licensing to cover wholesalers and giving consumers a 30-day right to cancel wholesale contracts.10Barley Snyder. Act 52 Imposes New Regulations on Real Estate Wholesaling in Pennsylvania Oregon’s law took effect July 1, 2025, requiring wholesalers to hold a broker license or register with the state for a $300 fee and pass a criminal background check.11Oregon Real Estate Agency. A 2022 Texas Real Estate Commission survey drew more than 4,500 responses and found that consumers were often confused about whether the wholesaler was the actual buyer or an agent, and that sellers frequently did not realize they were ultimately selling to a third party.14Texas Real Estate Commission.
